If you want them to handle your purchase
Conveyancing on a standard residential purchase$990

$990 is $900 + GST, plus disbursements — the third-party costs such as title searches, certificates and PEXA fees, passed on at cost. Your contract review is part of it. What counts as standard is on the pricing page. Paid to them, not to us. Never required.

Not legal advice. Calls are with an independent, licensed partner conveyancer or solicitor, who may pay us for the introduction. Once you verify your mobile, our team may call you once about the free call; a partner firm gets your details only if you book or ask for an introduction; see our terms.

Is this legal advice?

No. Xunmu is not a law firm. Your report is general information about your contract. A licensed conveyancer or solicitor gives you advice, and we can introduce you to one.

Is it really free?

Yes. The preview, the full report and a 20-minute call with a partner conveyancer or solicitor cost you nothing. You verify your mobile by text message to open the full report; no card, no sign-up. If you go on to use the partner conveyancer or solicitor, they may pay us for the introduction.

Do you read the strata report too?

Yes, free. If the property is strata or community title (most apartments, and many townhouses and villas), add the strata report (a strata inspection report: the agent often has one, or your conveyancer can order one) with your contract or later from your report. We read the levies, special levies, the capital works and administrative funds, defects, legal action, insurance and fire safety, work the amounts out for your lot, and give the page for every point.

What if you can't read my contract?

Scanned contracts are fine: we read every page with text recognition, tick boxes included. If a page comes out unclear, the report names it so you can check it yourself.

Who sees my contract?

You, the people in our team who arrange your call, and the partner conveyancer or solicitor you book it with. Your contract is kept in private storage and deleted 12 months after your last activity.

Which contracts do you review?

The standard NSW Contract for the Sale and Purchase of Land: houses, apartments, townhouses, off-the-plan and vacant land.

About Xunmu

Property contracts are complicated. Understanding them shouldn't be.

Xunmu (pronounced “shoon-moo”) is named after a great tree from ancient Eastern mythology — a symbol of shelter, clarity, and lasting order. Our shorthand, XM, can also be read as “examine”: a quiet reminder to look closely at what matters.

Beginning with property transactions, we combine technology and legal workflow design to make legal services faster, clearer, and more accessible — for buyers and professionals alike.
