AI conveyancing: the reading, done in minutes.
Xunmu reads a NSW contract for sale the way a practitioner does and hands you a plain-English report before you talk to anyone. The advice, the exchange and the settlement stay with a licensed conveyancer or solicitor, and we introduce you to one. Here is exactly where the line sits.
Review my contractWhat the AI does. What a licensed practitioner still does.
- Reads the front page, special conditions, title, planning certificate, strata by-laws and the diagrams
- Explains every unusual term in plain English, with the page it's on
- Ranks findings by how much they can cost you
- Writes the question to ask about each one
- Estimates your stamp duty, including first home buyer and foreign purchaser rules
- Gives you a PDF to keep and share
- Advises you on what the findings mean for your situation
- Negotiates changes with the vendor's solicitor
- Exchanges contracts and handles the deposit
- Orders the certificates and searches the review points to
- Prepares and lodges the settlement on PEXA
- Carries professional responsibility for the matter
Xunmu is not a law firm and is not a licensed conveyancer. The report is general information about the contract you uploaded, built so that your first conversation with a practitioner starts from the findings, not from page one.
Checks designed with a practising solicitor, applied to your contract.
It finds the parts
A contract for sale is a bundle: the standard form, the vendor's special conditions, the title search, certificates and diagrams. The AI locates each part first, however the PDF was assembled.
It reads each part against the rules
Every check is a rule a NSW solicitor wrote down: what the standard clause says, what a change to it means, when it is worth raising. The AI reports what it found and where, never a conclusion the rules don't support.
It shows its working
Each finding cites the page. If a term could not be read, the report says so rather than guessing. A report that flags nothing is not a promise the contract is safe: that judgement is your practitioner's.
AI and conveyancing, answered plainly.
Can AI conveyancing replace a conveyancer in NSW?
No. In NSW only a licensed conveyancer or solicitor can act for you on a property transfer: give advice, exchange contracts and settle. AI can do the reading before that: go through the contract for sale, explain every unusual term, estimate stamp duty, and give you the questions to ask. That is what Xunmu does.
What does an AI contract review actually check?
The front page, special conditions, title search, planning certificate, strata by-laws and the sewer and water diagrams, against checks designed with a practising NSW solicitor. Each finding is cited to the page it appears on.
Is an AI contract review legal advice?
No. It is general information about the contract you uploaded. Xunmu is not a law firm and does not act for you; a licensed conveyancer or solicitor gives you advice, and we introduce you to one.
How much does it cost?
Nothing. The preview, the full report and a 20-minute call with a partner conveyancer or solicitor are free; you verify your mobile by text message to open the full report. If you go on to use the partner conveyancer or solicitor, conveyancing on a standard residential purchase is $990 ($900 + GST) plus disbursements, paid to them.
Free. No catch.
Verify your mobile and the whole review is yours. You never pay Xunmu: the only prices on this page are our partner conveyancer or solicitor's own.
- A preview the moment it's read; everything once you verify
- Every item explained, with the page it's on
- The question to ask about each
- Your stamp duty estimate
- Strata or community title? The strata report read too, worked out for your lot
- A PDF to keep and share
- Scanned contracts read too
$990 is $900 + GST, plus disbursements — the third-party costs such as title searches, certificates and PEXA fees, passed on at cost. Your contract review is part of it. What counts as standard is on the pricing page. Paid to them, not to us. Never required.
Not legal advice. Calls are with an independent, licensed partner conveyancer or solicitor, who may pay us for the introduction. Once you verify your mobile, our team may call you once about the free call; a partner firm gets your details only if you book or ask for an introduction; see our terms.
