Terms of service

Last updated: 2 November 2026

These terms are an agreement between you and Xunmu AI Pty Ltd (ABN 13 698 099 642), which operates Xunmu at xunmu.com.au. By uploading a contract or creating an account you accept them.

What Xunmu is — and is not

Xunmu is an automated tool that reads a New South Wales contract for the sale of land (and, if you add it, the strata report for the property) and explains, in plain English, the things in it that a buyer would usually want to ask about.

Xunmu is not a law firm and does not give legal advice. Your report is general information. It is not tailored to your circumstances, it is not a substitute for a review by a licensed conveyancer or solicitor, and using Xunmu does not create a solicitor–client or conveyancer–client relationship with us. Always confirm anything you intend to rely on with a licensed conveyancer or solicitor before you sign, exchange or pay a deposit.

Accuracy

The review is produced by software, including AI models. It can miss things, misread a page — especially scanned, handwritten or poor-quality pages — or describe a clause incorrectly. It only considers the documents you upload: it does not search titles, check council records, inspect the strata roll itself, inspect the property, or know about matters outside the contract. A report that flags nothing is not confirmation that the contract is safe to sign.

Your contract

  • Upload only contracts you are entitled to have and to share with us for this purpose.
  • You keep all rights in what you upload. You give us permission to store and process it to provide the service, as described in the Privacy policy.
  • The service is built for NSW residential contracts. We may decline a document that is not one, or that we cannot read.

Free to use, and your mobile number

You do not pay Xunmu. The preview, the full report and the call with a partner conveyancer or solicitor are free. To open a full report you verify an Australian mobile number by a code we text you. By verifying it you agree that we may contact you by phone or text about that review; a partner conveyancer or solicitor contacts you once you book a call or ask for an introduction. Free full reports are limited to ten in any seven days per mobile number (the same contract again does not count); you can ask us for more from the report page, and we decide case by case. We may pause new uploads when demand is unusually high.

The call with a partner conveyancer or solicitor

Your full report includes one free call of up to 20 minutes with an independent, licensed partner conveyancer or solicitor about that contract: one free call per mobile number or account, about one contract. Book it from your report; we call you to arrange it, then pass your details and your report to the conveyancer or solicitor. They, not Xunmu, give any advice on the call and are responsible for it. If the first conveyancer or solicitor is not a suitable match, we may introduce you to another at our discretion.

If you are happy with them: conveyancing on a standard residential purchase is A$990 (A$900 plus GST), plus disbursements — third-party costs such as title searches, certificates and PEXA fees, passed on at cost. A standard residential purchase means an established home in NSW (house or strata unit), one Torrens or strata title, bought by individuals who are Australian citizens or permanent residents, to live in or rent out. Off-the-plan or unregistered lots, company, trust or SMSF buyers, foreign buyers needing FIRB approval, multiple titles or subdivisions, commercial or rural land, and special arrangements such as lease-backs or deceased estates are quoted separately. It is paid to them under your agreement with them, not to us. They may pay us for the introduction.

Refunds and your consumer rights

You pay nothing to Xunmu, so there is nothing for us to refund. Anything you pay the partner conveyancer or solicitor is between you and them. Your rights under the Australian Consumer Law, including the consumer guarantees, apply to our service and to theirs; nothing in these terms limits those rights.

Introductions to conveyancers and solicitors

When you book your call or ask for an introduction, we pass your details and your report to a licensed conveyancer or solicitor who will contact you. Unlocking a full report alone doesn't pass your details to anyone; our own team may call you once about the free call. Any services they provide are under a separate agreement between you and them, and they — not we — are responsible for that advice. We may receive a fee from them for the introduction. You are never obliged to engage anyone we introduce.

Acceptable use

  • Do not try to break, overload or gain unauthorised access to the service, or use it to process documents in bulk without our agreement.
  • Do not resell reports or present them as legal advice or as the work of a lawyer.
  • Keep your password to yourself; you are responsible for activity on your account.

Our liability

Our services come with guarantees that cannot be excluded under the Australian Consumer Law. Where those guarantees apply and the law allows us to limit our liability for failing to meet them, our liability is limited to supplying the service again.

Subject to that, and to the extent the law permits, we are not liable for loss arising from a decision to sign, not sign, or negotiate a contract made in reliance on a report, or for indirect or consequential loss; and our total liability in connection with a report is limited to the amount you paid us for it.

Our content

The site, the software and the wording of our explanations belong to us. Your report is for your own use in connection with your purchase; you may share it with your conveyancer, solicitor, broker or co-buyer.

Suspension and changes

We may suspend an account that breaches these terms or puts the service at risk. We may change the service or these terms; changes apply from when they are posted here, and do not affect a report you have already paid for.

Governing law

These terms are governed by the law of New South Wales, Australia, and the courts of New South Wales have jurisdiction.
